Questions
No. It is a screening tool. Lenders, appraisers and inspectors make their own calls, and real taxes, insurance, rents and repair costs should replace the placeholders before you offer. A feasibility study does exactly that.
It depends on the lender and program. Some accept close to 1.0x, and many prefer 1.20x to 1.25x or higher. Below 1.0x, the property does not cover its own debt.
Use your purchase price, not the seller's current bill. The appraisal district may revalue after a sale, and homestead exemptions apply only to an owner's primary residence, so the seller's exemptions will not carry over to you.
