How Amy prices

Evidence first, then negotiation.

Texas is a non-disclosure state, so sale prices are not public record and online estimates have less to work with here. Amy starts from closed sales in the MLS, then accounts for condition, updates and location.

In Amy's words

  • Strong negotiation.I go into every deal prepared, with the market data, the comps, and a clear strategy. Whether I'm getting you the best price, better terms, or repair credits, I don't leave money on the table.
  • A business owner's eye.As a business owner, I negotiate like it's my own money on the line and look at value, not just price. That matters whether you're buying a home, a commercial space, or an investment property.

Days to sell (days on market plus days to close) and sale price to original list come from TRERC's August 2026 Spotlight reports. Starr County is not in TRERC's data, and Willacy County had too few sales in August for a meaningful median. This is a snapshot, not a forecast.

Seller questions

Before you ask.

Is a pricing analysis the same as an appraisal?

No. An appraisal is a formal valuation by a licensed appraiser, usually ordered by the buyer's lender. Amy's pricing analysis is a licensed agent's opinion of a realistic price range, built from recent comparable sales, the home's condition and the current market. It is not an appraisal.

Do I have to list my home with Amy to get one?

No. There is no obligation to list. If you are a year or more away from selling, Amy can update the numbers when you get closer.

How does Amy price a home in McAllen and the Valley?

From evidence. Texas is a non-disclosure state, so sale prices are not public record. Amy pulls recent closed sales of similar homes from the MLS, adjusts for size, condition, updates and lot, and checks them against the active and pending homes a buyer would compare with yours. Then she sets the range against the local market: months of inventory and days on market.

Does Amy need to see the house?

Not to start. Your address and a few details are enough for a first range. A walk-through, a video call or recent photos let her account for condition and updates, which can move the number.

Why not just use an online estimate?

An online estimate can be a starting point, but it cannot see your kitchen, your roof or the house next door, and in a non-disclosure state like Texas it has fewer sale prices to learn from. A pricing analysis from a local agent explains each comparable sale, so you can judge the range yourself.
