I'm Amy Herrera, a Texas real estate sales agent based in McAllen and serving the Rio Grande Valley through South Padre Island.

Before real estate, I served as a Captain in the U.S. Army Reserve, where I oversaw personnel operations for a 600-soldier aviation battalion. I spent six years in key-account and foodservice sales at PepsiCo, then co-founded Lifted Ventures, a profitable consumer products, distribution and e-commerce company, where I serve as a board director. I earned my MBA from Liberty University with a 4.0 and my undergraduate degree from Texas A&M University.

How long does it take to close on a home in Texas?

Most financed purchases close about 30 to 45 days after both sides sign the contract, depending on the lender, appraisal and title work. Cash purchases can often close faster, sometimes in two to three weeks.

What is the option period in a Texas home purchase?

On the standard TREC resale contract, the buyer can pay the seller an option fee for the unrestricted right to terminate within a negotiated number of days. Inspections and repair requests usually happen in that window. If you terminate on time, your earnest money is generally refunded, but the option fee is not.

Can I buy a home in Texas with an ITIN instead of a Social Security number?

Yes. Some lenders offer mortgage programs for borrowers who file taxes with an Individual Taxpayer Identification Number. These are usually non-QM loans, so expect a larger down payment and often a higher rate than a conventional loan. I can help you compare lenders and run the numbers before you shop.

Do foreign sellers owe FIRPTA withholding when selling in Texas?

Usually. Under FIRPTA, when the seller is a foreign person, the buyer generally must withhold 15% of the gross sale price and send it to the IRS. If the buyer will use the home as a residence, the rate is 10% for prices from $300,001 to $1 million and zero at $300,000 or less. An IRS withholding certificate can also reduce it, so involve a tax professional early.

What does a buyer's agent cost in the Rio Grande Valley?

Commissions are not set by law and are always negotiable. Since practice changes that took effect in August 2024 after the NAR settlement, buyers sign a written agreement with their agent before touring homes, and that agreement states how the agent is paid. A seller may still agree to cover some or all of that fee as part of your offer. I walk you through the agreement before you sign.
