Source: Texas A&M Real Estate Research Center (TRERC) housing activity data, data as of August 2026, checked Oct 18, 2026. Builder sales that close outside the MLS are not included.

*Days to sell is TRERC's count of days on the market plus days to close, from its August 2026 Spotlight reports. Those reports were published earlier and count a few sales differently (353 McAllen-area and 209 Brownsville-Harlingen sales), so their other figures differ slightly from the table.

Rio Grande City and the rest of Starr County are not in TRERC's data. Willacy County had 5 MLS sales in August, too few for a meaningful median. Ask me for MLS numbers on a specific town or neighborhood.

What it means.

Prices in both metros were within about 1% of a year ago. Hidalgo County had close to nine months of homes for sale, against about five statewide, so buyers there have more to choose from and sellers have more competition. Cameron County's supply was tighter than a year ago but still above the state. This is a snapshot of August, not a forecast.

Builder homes.

My new-construction guide tracks 68 communities and 3 master plans from 14 builders and developers in Hidalgo, Cameron and Starr counties, with builder prices checked Oct 14, 2026. Builder sales that close outside the MLS are not in the numbers above. Compare new construction.

Property taxes.

The tax rates on this site are the 2025 adopted rates, the ones on last fall's bills; 2026 rates come with this fall's bills, so check yours when it arrives. Appraisal notices come in spring: by April 1 for a homestead and May 1 for other property, or as soon as practicable after. Most protests are due May 15 or 30 days after your notice, whichever is later. In 2027, May 15 is a Saturday, so that deadline moves to Monday, May 17. Bought a home this year? Apply for your homestead exemption as soon as you can; the general deadline is April 30, 2027.

One tip for buyers.

Ask for the closed sales, not just the list price. Texas is a non-disclosure state, so sale prices are not public record. With 3,177 homes for sale in the McAllen area in August, you have room to compare. Before you make an offer, I pull the recent closed sales near the home from the MLS so your offer starts from real numbers.

One tip for sellers.

Price from closed sales on day one. In August, homes sold for 94.85% of their original list price in the McAllen area and 94.48% in Brownsville-Harlingen, and took about 114 and 119 days from listing to closing. Set a price you can back with recent closed sales, and plan your move around that timeline.
