Data through August 2026. Figures checked Oct 18, 2026.

This page is updated every month, after the Texas A&M Real Estate Research Center posts MLS data (around the 20th of the month after the month it covers). September 2026 data is expected around Oct 20, 2026. Annual figures from NAR, Texas REALTORS and HUD are updated when those publishers release a new edition.

How much does a house cost in McAllen and Brownsville?

  • McAllen-Edinburg-Mission (Hidalgo County)$242,572Median price, August 2026. 1.0% lower than in August 2025. 8.79 months of inventory.
  • Brownsville-Harlingen (Cameron County)$272,000Median price, August 2026. 1.1% lower than in August 2025. 6.71 months of inventory.

The median is the middle sale: half the homes sold that month cost more and half cost less, so it describes a typical home better than the average, which a few expensive sales pull up. In August 2026, the average price was $256,866 in McAllen-Edinburg-Mission and $336,216 in Brownsville-Harlingen.

Willacy County (Raymondville, Lyford, Port Mansfield) had 5 MLS sales in August 2026. With so few sales a one-month median swings widely, so it is not published here; from January through August 2026 the median was $257,500 on 24 sales. The Texas A&M Real Estate Research Center does not publish Starr County (Rio Grande City, Roma) data; for that area, Amy can review recent closed MLS sales with you.

Are prices going up or down?

Compared with August 2025, the August 2026 median fell 1.0% in McAllen-Edinburg-Mission and fell 1.1% in Brownsville-Harlingen. Year to date, January through August 2026, the median was $249,000 in McAllen-Edinburg-Mission (up 1.6% from the same months of 2025) and $263,000 in Brownsville-Harlingen (down 2.6%). These are past results, not a forecast: each home's price depends on its location, size, condition and the negotiation.

What do months of inventory mean?

Months of inventory estimate how long it would take to sell everything now listed if sales kept their recent pace. In August 2026 there were 3,177 active MLS listings in McAllen-Edinburg-Mission (8.79 months of inventory) and 1,574 in Brownsville-Harlingen (6.71 months), against 5.34 months statewide. More inventory usually means more homes to compare and more time to decide, but every neighborhood and price range behaves differently.

These figures count MLS sales only: new homes a builder sells directly are not included. For those, see new construction in the Valley.

How many buyers from Mexico buy in Texas?

From April 2025 to March 2026, buyers from Mexico were 14% of foreign buyers of U.S. homes (second after Canada, up from 8% a year earlier), according to the National Association of REALTORS (NAR). They bought about 9,400 homes worth $5 billion, at a median price of $375,000, and 33% paid all cash.

In Texas, Mexico was the top country of origin for international buyers at 35% (up from 30%), according to Texas REALTORS. International buyers bought about 7,780 Texas homes worth $4 billion, at a median price of $375,000, against $333,600 for all Texas sales in the same period.

Why did some international clients not buy? In Texas, the three reasons cited most were not finding a suitable property, cost and immigration laws, at 27% each. For financing and visits, see ITIN mortgages in Texas and the Spanish guide buying on a tourist visa.

These figures describe buyers nationally and statewide; they do not describe neighborhoods or cities. Amy does not use them to recommend areas: she helps you search by budget, distance to a bridge or airport, school district, taxes and flood zone. Amy works with every buyer, whether you live in Mexico, the United States or anywhere else. She does not ask about nationality or immigration status to work with you.

What does a home rent for in the Valley?

One official benchmark is HUD's Fair Market Rent, set every year. For fiscal year 2027, in effect since Oct 1, 2026, the two-bedroom figure is $1,017 in Hidalgo County and $1,042 in Cameron County, and the three-bedroom figure $1,305 and $1,393.

HUD monthly Fair Market Rents for fiscal year 2027, in effect since Oct 1, 2026, by bedrooms. They are the 40th percentile of gross rent (rent plus utilities) HUD uses for its housing programs: not an estimate of what a given home would rent for, and not a return.

What a specific home rents for depends on its location, size and condition; a licensed property manager can give you a rent analysis. Owners who live in Mexico should read the Spanish guide renting out your Texas home from Mexico (30% withholding, the net-income election, and why the manager needs a license).

Property taxes

Texas has no state income tax on individuals, but property tax is due every year and varies by city and school district. This is how the Valley's main cities compare; the annual tax is the amount per $100 times the taxable value divided by 100. For each city's detail and a calculator, see property taxes by city.

Combined property tax rate per $100 of taxable value at the latest confirmed adopted rates (2026 in Cameron; 2025 in Hidalgo, Starr and Willacy), with each city's main school district (this site's data, checked Oct 16, 2026). A second home gets no homestead exemption.

Windstorm insurance on the coast

Cameron and Willacy counties are inside the area of the Texas Windstorm Insurance Association (TWIA), the coastal insurer of last resort for wind and hail; Hidalgo and Starr counties are not (TWIA). In the TWIA area many homes need a windstorm certificate of compliance, so get insurance quotes before you make an offer. Amy does not sell insurance; she introduces licensed insurance agents.

Border crossings and trade

The Valley has five ports of entry with several bridges and a hand-drawn ferry. In 2025, 11.6 million personal vehicles crossed northbound through those ports, according to the U.S. Bureau of Transportation Statistics (BTS); January through August 2026 the count was 8.0 million, 6.9% higher than in the same months of 2025. In 2024 the Valley's ports handled $67.1 billion in U.S.-Mexico trade (TxDOT). For bridges, hours and SENTRI lanes, see the Rio Grande Valley bridges guide; check live waits on CBP Border Wait Times.
